When to Repair vs. Replace a Tile Roof

One of the most common misconceptions about tile roofs is that the tile itself wears out. In most cases, the tile long outlasts the underlayment beneath it. If your San Antonio tile roof is leaking but the tile itself is largely intact, the fix is usually to lift the tile, replace the underlayment, and reset the tile. That extends the life of the roof by decades without a full replacement. We'll inspect carefully and tell you honestly whether you need a repair, an underlayment replacement, or a full re-roof.

Storm and Hail Damage on Tile

Hail, falling branches, and even heavy foot traffic during service work can crack concrete tile. Some of that damage is very hard to see from the ground — but a single cracked tile can lead to a much bigger leak over time as water finds its way to the underlayment. After any major San Antonio hail event, a tile roof deserves a close-up inspection. We document tile damage thoroughly for insurance claims and can meet your adjuster on site to make sure the damage is fully captured.

Concrete Tile Profiles and Styles

We install every major tile profile. S-tile has the classic Spanish curve and works well on both traditional and modern Texas homes. Flat concrete tile gives a cleaner, more contemporary look. Barrel tile is the traditional Mediterranean shape, often seen on custom builds and higher-end homes in and around Alamo Heights and Stone Oak. Concrete tile also comes in a wide range of colors and blends that hold up well against San Antonio sun exposure.

New Tile Roof Installation

If you're building or replacing a roof and considering tile for the first time, we'll walk you through profile, color, and weight considerations. Concrete tile is heavy, and heavier tile installations on older homes may require a structural review before the roof can be re-decked. We handle those details up front so there are no surprises during the project. Full new tile installs also include batten systems, ridge and hip treatments, and proper flashing at every penetration.

Tile Underlayment — Why It Matters

On a tile roof, the underlayment is the actual waterproof layer. The tile protects the underlayment from sun and impact, but the underlayment is what keeps the water out. Old felt underlayments in San Antonio typically last 20–30 years. Modern synthetic and self-adhered underlayments can last much longer. When we re-underlay a tile roof, we upgrade to modern materials so the roof is set up for another long service life.

Tile Repair — Broken Tile Replacement and Re-Bedding

For smaller issues, we replace individual broken tiles, re-bed ridge and hip tiles that have come loose, re-seal flashing at chimneys and skylights, and address slipped tiles before they become entry points for water. Regular inspection and small repairs can keep a tile roof performing for decades.
